Lake O' Springs Village Development - 2019 Update

     Ohio Vedic Homes, LLC was formed in June 2006 by a group of investors to purchase the 60-acre Lake O’ Springs 90-year-old private park in Canton, Ohio to demonstrate green energy-saving residential single-family housing and to create a healthy lake community.
​We planned for a year, then applied to the US Army Corps of Engineers to change the shoreline. That process took four years. (Really). We then hired Wenger Excavating to lower the front hill and grade the property, build roads, and we strengthened the levy. The roads now belong to to the township. The new higher lots previously in the flood plain have been successfully removed from the FEMA maps.
​More specifically, our initial goal was to develop the land and lake as a model community as a demonstration of the very strict green Vastu (Vedic) Architecture, making the proposed Lake O’ Springs Village the second community built entirely with Vedic architecture in North America. We sold only three lots for that purpose, with one house now built on lot 25 and two more planned.

     We have since changed our goal. Starting in 2018, our approach is to build middle-level green energy homes. The new minimum Green Building Standard will require all 25 homes to save at least 45% off their average energy consumption and bills. This is called a HERS 55 rating (Home Energy Rating System). Each home will still have less of an impact on the environment. Stricter building standards can still be used by new homeowners.
     In creating our Preliminary Site Plan design, we started at the west end of the property at the fixed boundary of Lake O’ Springs Avenue, and drew two cul-de-sac roads with lots on each side of the street. We made the lots farthest away from the lake close to the smallest allowable size under the R-1 zoning (14,500 square feet), and increased lot sizes only as much as necessary to efficiently match the planned house sizes. Lakefront lots are 0.4 acres (17,400 feet). To build on both sides of the roads (the only economically feasible plan), we needed to straighten out about 1000 feet of shoreline on the west side of the lake. We had to obtain a federal permit from the US Army Corps of Engineerts to fill in a small portion of the lake, the swimming lagoon, and canal, and to dig out a larger part of the shore land to be returned to lake. Those details are visible on our site maps. The lake was reduced from 27 acres to 26 acres in the process. It is still quite the bass lake.
     Our plan created 25 new lots on the SW side of the lake in the development, including seven lakefront lots. All 25 homes will be single family homes. The additional 170-foot-wide lakefront lot will be used as a common area picnic shelter, boat ramp, docks, and parking.
There were also additional sites for another 19 houses on 56 old R-1A fishing lots around the lake that were part of the total 60-acre purchase. Twenty of those lots remain, and all of them are appropriate for traditional building without special green restrictions. We also plan to uncover and improve the original 1-mile loop walking trail around the lakeshore.
